Payment and cancellation policy
- Upon confirmation, a down-payment of 50% of the total value of the reservation is required to confirm the reservation
- 30 days prior to arrival the settlement of the remaining 50% of the total value of the reservation is required.
- In case of cancellation 30 days or less prior to arrival, 50% of the total amount of the reservation is returned to the renter.
- In case of cancellation 30 days or less prior to arrival 100% of the amount is payed by the renter
Guarantee deposit
- The amount of one night stay will be required as
- Guarantee Deposit to be collected during check-in and returned two days after check-out if no damages have occurred.
- The host reserves the right to pre-approve the total value of the reservation from the renters’ credit card.

3. Security Deposit
The deposit covers:
• Damage to property
• Missing items
• Excessive cleaning
• Breach of house rules
• Villa Tavani: Security Deposit - euro 2000
• Villa Vanita: Security Deposit - euro 1500
If no damages occur, the deposit is returned at check out.
4. Cancellation Policy
Unless otherwise agreed:
• Cancellations made one month or more prior check in are fully refundable
• Cancellations made up to 15 days prior check-in are 50% refundable
• Cancellations made two weeks close to arrival result in full stay charges
• The Company strongly recommends travel insurance.
5. Check-In & Check-Out
• Check-in: From 4 PM
• Check-out: By 11 AM
Early check-in or late check-out may be arranged subject to availability.
6. Maximum Occupancy
Additional guests are not permitted without prior written approval.
7. Use of Property
Guests agree:
• Not to host events or parties without written consent
• To respect neighboring properties
• Not to bring pets to the property
• To comply with local regulations
Any illegal activity results in immediate termination of stay without refund.
8. Events & Parties Policy
Parties, large gatherings, commercial events, photoshoots, celebrations, or functions of any kind are strictly prohibited without prior written approval from the owner.
Unauthorized events may result in:
• Immediate termination of the stay
• Forfeiture of payments
• Retention of the security deposit
Quiet hours must be respected in accordance with local regulations and community standards.
9. Noise regulation
Guests agree to respect the official quiet ours of the island
Quiet 3 PM - 5:30 PM and 11PM - 8AM
10. Liability
The Company is not responsible for:
• Personal injury
• Loss or damage of personal belongings
• Events beyond reasonable control (weather, government restrictions, force majeure)
Children must be supervised at all times, especially around pool areas. In Villa Tavani, children under 12 are not allowed.
Pool Safety
Each villa includes a private swimming pool and surrounding outdoor areas. Use of these facilities is entirely at the guest’s own risk.
• No lifeguard is on duty.
• Children must be supervised at all times by a responsible adult, particularly in and around the pool area.
• Diving is strictly prohibited.
• Running, unsafe behavior, or the use of glassware near the pool is strongly discouraged
• Guests are encouraged to use non-breakable items around the pool (included into villas amenities)
Guests accept full responsibility for the safety and conduct of all members of their party. The property owner shall not be liable for accidents, injuries, loss, or damage resulting from the use or misuse of the pool or outdoor facilities.
Photography & Video Recording
Professional photography, videography, commercial filming, drone usage, or content creation for commercial purposes is not permitted without prior written consent from the owner.
The use of drones over the property is prohibited unless explicitly authorized, in compliance with Greek aviation regulations and privacy laws.
By staying at the villa, guests agree not to use images or footage of the property for commercial, promotional, or public advertising purposes without prior written approval.
